We are passing along some info that was received from one of our fellow neighbours. They found some coyote scat in their backyard so please be cautious with your small animals.
Although coyotes aren't usually a danger to people - they are predators of small animals so please just be cautious with your small pets outside.

It's hard to believe that it is already the end of May and summer is upon us!! We have all been here for approx a year. Happy Birthday Serenity complex. As a reminder : the AGM meeting will be June 28th, 2016 - 7pm - at Richard Bullpit Elementary School, but proper notification will be sent by ECM.

Our next scheduled Strata Meeting is set for June 2, 2016. We have had a few people enquire about attending strata meetings. As a resident - you are allowed to attend. You may listen in on the meeting but are not permitted to actually be involved in the meeting. You will also be asked to step-out if financials or particular units are being discussed - as this is private information. Please also keep in mind that we do not have a communal space to hold the meetings (they are in other residents homes) so if you are planning on attending - please let us know so the home owner that is hosting can make appropriate arrangements.

The park is coming soon. We have been enquiring with Tony - the developer - but he is waiting for the clearance from the city. The TOWNSHIP OF LANGLEY is responsible for providing the clearance for the work on the lane to commence and Tony has not received the clearance, as of yet. But soon!! It's coming.
Reminder - there are no changes allowed to your exterior yards until at least November 16, 2016. And after that - as per our Strata Bi-Laws - you need to receive prior approval from the strata council before you begin any/all alterations. We understand that this is not happening right now and have been forced to address certain matters on a case by case basis.
*edit* reminder - please be mindful and respectful of all your neighbors with respect to the common areas.
The council hopes that you have enjoyed your first year in this new complex!! We appreciate that there has been a few growing pains - but that is to be expected with a brand new complex. We look forward to, hopefully, seeing everyone at the AGM and look forward to another year to come.

As you may or may not know, Aviva - the company that holds our exterior warranty policy - was asked to evaluate the outstanding items that we (as residents) noticed the developer hadn't completed. An Aviva rep, Tony and a strata representative completed a walk through of the complex. All of the outstanding issues from the exterior deficiency list were discussed.
A lot of the items on the list did not qualify for warranty under our policy.
The following items are not covered at all :
- anything that is not permanently afixed to the main structure (ie. concrete patios)
- any issues that are strictly cosmetic and do not affect the normal function of the product
Please visit the MINUTES page for the report from Aviva after the walk through was complete.
The items in the report are the
ONLY ITEMS that Tony is required to complete.
He has until Mid-May to complete them.
All other items from the original list do not qualify for warranty.
